A Building Condition Survey is a comprehensive assessment of a commercial, industrial or residential building’s physical condition.

It involves a visual inspection performed to assess a building’s structural integrity, damage or failure, wear, tear, and provide recommendations for repairs and improvement.

A building condition survey provides a current and precise condition of the structure and operating systems of the building. The condition of a building is of utmost importance primarily for the safety of the occupants.

Its key purpose includes the following:

  • Provide insight into the general condition of the building
  • Give recommendations for repairs and improvement
  • Inform buyers and owners of possible repair and maintenance costs

Due Diligence Exercise / Gap Analysis

As an extension to this, a Due Diligence Exercise or “Gap Analysis” is called upon by asset owners (e.g. investors, funds management company, REITs) in the acquisition of an asset/building.

Other than the Condition Survey (Building Condition), it is necessary to carry out a detailed study on the architectural, structural and mechanical & electrical systems and provisions of the subject building, to ensure that the subject building to be sold, purchased or handed over at its current state complies with the relevant authorities’ requirements.

Such due diligence exercise may also reveal areas of potential increase in Gross Floor Area for enhancement of value of the asset.
